An even horizontal line, usually somewhere between 600mm and 1.2m above the floor, on a ground floor wall. It marks the height where water stops climbing because it evaporates as fast as it arrives. Condensation and leaks do not draw a level line.

White bloom on brick or plaster

Salt left behind when the water evaporates out of the wall. It can look like a dusty white fur, or like crystals in the mortar joints. It often looks worse in a dry week, which confuses people, because dry weather is when the evaporation is fastest.

Not a bubble in one spot but a strip of blistering that follows the same height along the wall. Modern acrylic paint on an old solid wall traps water behind it, so the paint lets go before the plaster does.

Newtown is close-in, old, and mixed. Nineteenth century cottages sit beside postwar infill and a good deal of recent renovation, and the renovation is where the damp usually starts. Stripping a hundred year old cottage back and sealing it up with modern paint and render is the single most reliable way to turn a wall that was coping into a wall that is failing.

There is a crack in the wall as well. Is that related?

Usually not directly. Much of Ipswich sits on reactive Walloon clay, which swells when wet and shrinks when dry, and that movement cracks render. A crack then lets water in, so you get a wet wall — but the mechanism is movement, and injecting a damp course will not stop it. A stepped crack through brickwork should be looked at by a structural engineer before anyone quotes on damp.

Does a damp proof course fix it on its own?

It stops new water climbing. It does nothing about the water and salt already in the wall, which is what you can actually see. If the contaminated render is left in place, the wall will keep showing marks and the job will look like it failed. Budget for both halves.

How long does it take to dry out?

A treated wall dries at roughly a month per 25mm of thickness, in good conditions. A 225mm solid wall is therefore most of a year. Anyone promising a finished, repainted wall a fortnight after injection is either not treating rising damp or is about to trap the moisture behind new plaster.

Do those electrical damp devices work?

The independent evidence for electro-osmotic and wireless systems is weak, and several reviews have found no measurable effect against an untreated control. We would not recommend spending money on one before a physical barrier and the ground conditions have been dealt with. If you are considering one, ask the supplier for a controlled trial rather than testimonials, and get the guarantee terms in writing.
